Hotel maintenance tracking

Stop managing the same hotel problem as if it were the first time.

Maintenance becomes a management problem when it affects a guest, removes a room from service, repeats without context, creates operating pressure, or remains open longer than leadership realizes.

What the GM needs to understand

Put the maintenance concern in operating context.

  1. Which issue is open?
  2. Which room, area, guest, or operation is affected?
  3. How urgent is the management impact?
  4. Has this concern appeared before?
  5. What is the next action?
  6. Does it belong in the GM Brief or owner update?
Beyond the work order

Room readiness, guest recovery, and inventory pressure all matter.

A room problem cannot always be managed as a standalone work order. Leadership may need to consider sellable inventory, guests, staffing, purchasing, inspection requirements, and whether the issue signals a larger property risk.

On Property is not a full CMMS, engineering platform, parts-inventory system, preventive-maintenance replacement, or life-safety system. Continue using required schedules, vendor systems, manufacturer guidance, brand standards, codes, and professional providers.
